Before Putting It on the Market–Clean it up!

If you are looking to sell your home in the Brisbane real estate market you need to make sure it is in the most presentable state possible. By doing this you will give yourself a good chance of finding a buyer quickly and achieving a high price. Your home must look its best to sell otherwise buyers will make offers on competing properties for sale.

Before giving your house a thorough cleaning, you need to make any repairs and maintenance necessary on the property. This is true of both inside and outside your home.

Starting with the outside, have a good look at any fencing you have around the property. Repair any damage that has been made to it and give it a good paint job afterwards. Take a look at your garden next to see if it’s overgrown or barren. Gardens can make properties look many times more attractive than they are so they are an essential item to fix up. Make sure the lawn is green as well. An unloved lawn can make a house look terrible.

The outside of your home should be checked for maintenance jobs. Be sure to check the roof to make sure there are no holes or leaks. The guttering should be free from clogs and in a good state of repair. If your home looks good on the outside it will stand a better chance of selling.

The next step is to make the inside of your price bit of real estate feel like a home. Remove all clutter to make each room look bigger. Installing mirrors on walls is another way of making rooms look bigger than they are. Mirrors can make rooms appear bigger than they really are.

You should also thoroughly clean your kitchen and your bathroom. No one wants to live in your filth so buyers might be put off if it looks like you never clean these rooms. Kitchens and bathrooms should also be predominately displayed in light colours. This gives them and clean and clear appearance and is much more appealing than a dark, dank looking room.

You might not be able to change the size and shape of your home, or even the rooms inside your home, but you can change their appearance. You can make rooms look bigger than they are and you can make a house seem open and relaxing. This is important to remember when dressing the bedrooms up for sale. Nobody wants to sleep in a horrible bedroom so make sure you don’t forget about them.

You therefore need to ensure that bedrooms are free of clutter, are painted with bright colours, and have new or at least clean flooring. The curtains should be able to block out all light at night and let the light in during the day. Bedroom windows should be large and unobstructed in order to let the daylight in.

Of course when all the above is completed, you might want to consider painting the property and putting down new flooring. This will give your property a face lift and will make it look brand new.

Goals To Be Successful In Real Estate Investing

As a real estate investor, we have to have goals to strive for or it just pointless.

Many may do it for the money; some do it because they simply can’t find a job and figured they’d try real estate since there are so many cash buyers buying now.

Well I’m here to tell you that those aren’t goals. Those are merely reasons. What are goals?

My ultimate goal is to acquire freedom.

Freedom from financial struggles
Spiritual freedom
Freedom from a boss
Freedom of time to do what I want when I want.

All these are going to be affected by my real estate goals which are to

Build my buyers list constantly
Meet and stay connected with people in the business
Flip multiple properties to my cash buyers
Build relationships with REO agents not for the benefits but because their people
Help people in distressed situations with their homes
Become a mentor and teach other people how to wholesale homes
Take on new niches after mastering wholesaling
Buy a BMW cash (had to throw that in there)

The BMW is just something I want but do you catch my drift? I see these goals every single morning that I wake up because they’re on my wall (where the tv should be) on a poster in big black letters. Reminds me everyday why I do this.
